The names and addresses of the vendor and purchaser
Whether the property is available as “vacant possession” or “subject to a lease”
The address of the property
The sale price
The date of the property settlement and any conditions such as finance or additional inspections
Inclusions and exclusions, or what’s often called the “chattels list” covering items such as fixtures and fittings and carpets etc.
The deposit amount and due date
Any other property that is being sold as part of the deal

CONTRACT OF SALE REGULATIONS

For example, in VIC, NSW, ACT and SA it is mandatory to have a contract of sale in place before you list. In QLD, WA, TAS and NT a Contract of Sale is required before you accept an offer from a buyer.
Conveyancing Loop recommends that you prepare your Contract of Sale before you list. This helps prospective buyers understand the terms and conditions upfront and avoids delays with progressing to the offer stage.
