What is a Section 32?
A section 32 is a legal document that is required in Victoria which is provided by the seller (vendor) to a potential buyer. This document contains all the information about the property, such as if renovations have been undertaken, that is required by law that the seller must disclose to the buyer, providing a level of transparency.
The name of the document comes from the legislation that governs the vendor statement, section 32 of the Sale of Land Act of Victoria. Section 32 should not be confused with the contract of sale, which is a separate document.
